BK Gulf LLC established BK Modular in 2008, the first contractor to do so in the region. By establishing an in-house modular capability and utilizing our vast experience and technical knowledge we have developed bespoke modular solutions for many clients across all market sectors.

Our philosophy of Modular Construction is to deliver to our client’s needs by adopting off-site construction as a modern method of construction. Engineering & design of projects for manufacture off-site inherently increases the focus and level of detail produce at an early stage.
Constructing a project off-site in parallel and/or in advance of on-site works allows for greater certainty of delivery. Removing the traditional dependencies and risk factors of deploying manpower and materials to the site. Additionally, working in a controlled environment allows for greater control of the quality assurance process, and pretesting off-site ensures the quality and functionality of the final product.

KUBES encompasses the prefabrication of MEP Building Services in multi-service or single-service modules.
Bespoke MEP Kubes are designed, 3D modeled and fabricated by our experienced team to provide complete services installation for:
- Corridors
- Risers
- Plantrooms
- Toilet Pods
KLICK is a pre-wired ‘plug & play’ system for LV power and lighting cabling. KLICK systems provide site-specific pre-fabricated and pre-tested wiring looms for lighting and small power installations.
Pre-wiring and termination of distribution boards as well as project specified accessories & luminaires allow for a fully integrated wiring system.
In collaboration with Apex Wiring Systems, UK, we are able to provide bespoke systems and details to meet all project requirements – as well as International and Local Authority Standards and Requirements.
SQUARED GI, PI, and Fire Rated ductwork is manufactured by automated ductwork machinery linked to our 3D modeling software, allowing for fast and accurate production of HVAC ducting systems.
All pressure classes of GI ductwork are manufactured to DW144 or SMACNA compliant specifications.
Pre-insulated ductwork is exclusively manufactured from Civil Defense approved phenolic panel systems.
BK Guard Fire Rated ductwork is a complaint to 60 minutes Stability and Integrity. BK Guard Plus provides a fully compliant 120 minutes Stability & Integrity system.

Leaders Sports Society Mall, Dubai
The project included the installation of a Chilled Water Pump Room in the room of the newly constructed Sports Society Mall. The pump room consisted of five pumps, pressurization units, a chemical dosing set, and power on control cabinets with containment and wiring.
BK Modular provided a modular solution that allowed the mechanical and electrical service of the pump room to manufactures off-site in parallel with the construction of the pump room structure on site.
THE CHALLENGE
As the chilled water pump room is a critical element of the overall cooling systems for the projects it was important that this element of work was complete as planned.
With traditional methods, the works could only start after the structure was completed. This presented a risk to the project, if any proceeding work was delayed, it would have a knock-on effect on the completion of the cooling system.
THE SOLUTION
Manufacturing the M&E elements of the pump room off-site removed the dependencies for the proceeding activities.
By skid mounting the services in three sections all the works to be completed craned into position on the roof within a day.
COMMERCIAL
Marsana, Al Hudayriyat Island, Abu Dhabi
Marsana is a beachfront Food and Beverage development on Al Hudayriyat Island by MODON. The development includes ten detached and semi-detached tenancies in the heart of the Hudayriyat Leisure and Entertainment District.
Each structure and envelope of each of the ten tenancies were manufactured off-site in modular blocks which were delivered and craned into position to form the footprint of each F&B outlet.
THE CHALLENGE
Modularity of the development was a client requirement from the outset. However, providing the required dimensions and clear-span spaces for each outlet that was also road transportable was the challenge.
THE SOLUTION
BK Modular assisted in the development of the design with the project architect and design team to produce two types of modules units that once joined in specific arrangements,
provide the final clear-span space required but were also manufactured off-site and transported to the site in modular sections.
HEALTHCARE
Sheikh Khalifa bin Zayed Al Nahyan Hospital, Socotra
The project included the extension of the exiting SKNH hospital on the island of Socotra. The extension provided additional medical services to the island such as two operating theatres, emergency ward, triage, procedure rooms, intensive care units, and delivery rooms.
BK Modular provided complete Turnkey Design and Build services including all Civil, Structural, MEP, Interiors, and Medical Equipment packages.
THE CHALLENGE
Due to the remote location of the Island of Socotra, all materials and manpower required to complete the contract would have to be shipped to the island via sea or air which represented a huge risk to the project in time and cost.
THE SOLUTION
To mitigate the risk, the entire structure of the hospital was manufactured Off-site.
This included the refurbishment of the shipping container as the structure, plus the complete fit-out and installation of MEP and interior finishes.
Completing this work off-site allowed each element to be shipped to the site as a complete BLOCK for a fast and efficient installation on site.
HOSPITALITY
The Address Hotel Downtown Dubai, Refurbishment
As part of the refurbishment of The Address Downtown Dubai, BK Modular provided MEP multi-services corridor modules for the hotel and serviced apartment levels.
Each module contained the HVAC ductwork, Chilled and Water, and Electrical Containment distribution in each of the corridors service the hotel rooms and apartments.
In addition, the corridor lighting circuits were manufactured off-site as a modular wiring solution which allowed the complete lighting installation to be installed as a ‘plug & play’ system.
THE CHALLENGE
Part of the iconic Downtown Dubai skyline, The Address Downtown has a modern architecture style and each of the 60+ story corridors are built in an elliptical shape. Meaning that each of the MEP services had to be installed to match the curve of the building.
THE SOLUTION
BK Modular 3D modeled each of the corridor’s MEP services. As it was an existing structure, the corridor was also 3D scanned to provide an accurate 3D model.
Prior to delivery each corridor was ‘mocked-up’ and inspected off-site in the exact arrangement to follow the curve of the corridor.
